The cast, costumes, music, and set will transport you back to the early 1980’s to enjoy the magic that is roller disco. The pacing of the production is ideal too and doesn’t stall throughout any portion. Afterwards you’re sure to hear many comments from fellow patrons about what an amazing production it was and how much fun it was to attend. This is certainly a “can’t miss” musical comedy. FHA Limit Decreased for Pima County

A number of changes have taken place recently with FHA loans and another one is coming in 2014 for buyers in Pima County. Beginning with new case numbers issued after January 1, 2014 the maximum loan limit for an FHA loan within Pima County will be $271,050. This is a reduction of $45,200 from the previous maximum of $316,250. That relatively large reduction means fewer buyers will have FHA loans as options for their purchases. As fees have increased recently for FHA loans and with the mortgage insurance being for the life of the loan FHA loans have grown increasingly less attractive over the past couple years. This lower loan limit change will continue that trend and buyers will have to look at conventional loans or other options to fill the gap. As the housing market continues to improve the government assistance and intervention programs will very likely begin lessening.

Early December Interest Rate Update

Up ArrowInterest rates are starting to edge up again but are still at very attractive levels. In fact, according to Freddie Mac’s press release last week the 30-year fixed-rate mortgage averaged 4.29% with an average of 0.7 point. This was up from the previous week when it averaged 4.22%. For some long-term perspective though the same mortgage averaged 3.32% a year ago. On a $250,000 loan that’s a difference of $138.07 per month. Rates are likely to be at least that much higher a year from now too.

One loan type that’s seen some resurgence is the jumbo loan. Jumbo loans are loans over $417,000 and can have additional classifications the higher the loan amount goes. Rates on jumbo loans have actually dropped below those of conventional loans in many instances which is quite a change from the usual. In other interest rate news from Freddie Mac the 15-year fixed-rate mortgage averaged 3.30% this week with an average 0.7 point, which is up from last week when it averaged 3.27%. Finally the 5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) averaged 2.94% this week with an average 0.5 point, down from last week when it averaged 2.95%. Adjustable rates are not as popular today but can still be an option under the right circumstances.

Tucson Among Best Places for Millenials

Tucson finds itself among many “Best Of” lists and can now claim another as it was recently ranked #14 on Vocativ’s “The 35 Best US Cities for People 35 and Under” (Millenials). Now this particular distinction must be somewhat tempered when the authors call their study a “semi-exhaustive, mostly scientific” endeavor. However, truthfully most of these “Best Of” are pretty subjective anyway so we’ll take the distinction and head on down the road. This particular study focused on the Top 50 most populous cities as determined by the 2010 census.

Among the individual categories that Tucson ranked highly in were:

Average Rent for Apartment (#6)
Cost of Internet (#6)
Green Commuter Index (#8)
Young Single Population (#9)
Cost of Gallon of Gas (#11)
Cost of an Ounce of High-Quality Marijuana (#14) – Yes, this is a real category.
Median Age (#15)

New Oro Valley Park Coming

For many years the Town of Oro Valley has owned a large parcel of ground that they’ve earmarked for a major regional park, commonly referred to as the Naranja Town Site or Naranja Park. The initial master plan was quite grandiose and called for numerous ball fields, soccer fields, multi-use fields, volleyball courts, basketball courts, and much more. Of course the price tag for such an ambitious regional park was immensely high and when put to a vote during the economic downturn, the bond measure that would have funded it was soundly defeated.

Just Wednesday night though a new resolution was brought before the Oro Valley Town Council which proposed a much more modest initial project and it passed with an affirmative vote. This “first phase” of the park will include two multi-use fields (soccer, lacrosse, football, rugby, etc.), two dog parks (one for small dogs & one for large dogs), and 180 paved parking spots. Each of these areas will be lighted as well. The total cost for this new project is expected to be $2.3 million, with about 80% of that money spent in infrastructure. The infrastructure costs were always going to be high since very few utilities exist at the site today. The utilities as they’ll be brought in will allow for future park expansion. In fact, some of the expense initially will include grading of future sites. Attached you can find a map of the new Site Plan: Naranja Park Site Plan

We’ll certainly stay in the loop about this forthcoming project, but the goal was to begin grading at the beginning of the year with the athletic fields overseeded by next Fall and ready for use.

OV Expo Recap

Wow, what a weekend of activity at the 2nd Annual Oro Valley Expo! The turnout on Friday in particular was very strong and it was great to see familiar faces and meet some new ones as well. The “Trunk or Treat” for the kids was extremely popular and we were pleased to be right next to the Oro Valley Police Department who were fingerprinting children for parent records in the event of a child’s disappearance.

Congratulations as well to Rick C. for winning the Oro Valley Dollars Gift Card from Team Woodall. It’s great to know that the dollars will be put to good use in Oro Valley, both helping a local merchant and continuing to fund the Town through the sales tax revenues. Thanks again to all who came out to say hi to us and we look forward to participating again next year.

Oro Valley Expo – Day Two

We’re back for day two of the Oro Valley Expo at Casas Christian Church/School beginning at 10:00am this morning until 3:00pm this afternoon. It was a great turnout yesterday and a great chance for so many of the area children to get some “Trunk or Treating” done in a safe environment. Oro Valley Expo Begins Today!

Come out and join Team Woodall at the Oro Valley Expo which begins today at 3:00pm and runs until 8:00pm. Team Woodall’s booth will be in the outdoor exhibitors area almost immediately to your right as you exit, next to the Oro Valley Police Department booth. Look for our black Team Woodall canopy tent and banners. Today’s event features a “Trunk or Treat” for kids, so dress the little ones up and have some fun, easy trick-or-treating. We look forward to seeing a lot of familiar faces. The event continues tomorrow as well from 10:00am – 3:00pm. The weather is supposed to be perfect and we’re very excited for this fun event!
